仲介對投資客(尤其是新手投資客)最喜歡用的話術之一，『吳先生，報你一間xx社區的物件，屋主現在可以議到700萬，這間你買了之後花個20萬小整理一下，半年內保證可以賣到750萬』，這個物件，如果你買了，整理完保證虧40萬，沒整理虧20萬，怎麼說呢?算給你看：

700萬x2%(買方仲介費)=14萬
750萬x4%(賣方仲介費)=30萬
登記人費用3萬
代書1.2萬+設定4000+加張多1000+簽約費1000=1.8萬
契稅平均4萬
銀行帳管費5000
火險約3000
利息以2%計=14萬
雜支(管理費+打鑰匙+水電基本費+房屋地價稅6/12)約3萬
以上總計=70.6萬
750萬賣出虧20.6萬

由此我們可以推算出一個簡算表，買價乘以1.1的價格是我們物件買進來，不賺錢也不整理的賣出價，若是要購入，則必需再往下議價，或是從仲介費用中調整，以後仲介再報你穩賺的物件時，自己先算算看售出價是否好賣吧!不要再聽信教你虧錢的笨仲介的分析了。
