信義房屋–最值得您信任的房仲~屁!

這是一篇報怨文，事件已投訴信義房屋總公司，一口氣實在咽不下，所以在這分享本人委託信義房屋賣屋的經驗，由於不是在寫故事，所以陳述盡量精簡。

家母從事房地產事業有很長的一段時間，過去一直都是家母在處理馬克房子的相關細節，本人雖然不是一分鐘上下幾仟萬的股市大戶(或是做那麼大生意的人士)，但也希望把所有事情都單純化，也由於信義房屋的品牌形象，所以只委託信義房屋銷售，7月中旬，與信義房屋簽定專任合約，與信義房屋業務講明，馬克不愛那種喊來喊去的菜市場喊價方式，經業務建議，開價720萬，底價定為680萬，也就是低於680萬就不要來找我談，2週後，有買主要出價，業務來電要約碰面議價，由於事前已講明底價為680萬，直覺的認為買方應該是出價高於(或接近)底價，不疑有它便前往赴約，8點到場後，業務告知對方出價600萬，問我是否能接受，廢話!!當然不接受，不然委託合約簽好玩的嗎?其間一來一往的耗到11點多，女王當時懷孕近4個月，但業務及其店長始終不放人，好不容易有結論是買方最多只願意出到630萬，馬克告知這是不可能的事後就離開。

第二天，女王由於前一天的太勞累，身體不適前往醫院掛號，打了一針安胎針後，醫生吩咐要多休息就回家了，當天中午開始，信義房屋業務又開始展開攻擊，希望說服女王進而說服馬克，而業務對於本區房市的判斷，馬克對底價部份其實有些動搖，但由於當天是週日，一些應該聯繫的事都必須等隔天上班才可確定(例如銀行)，晚上，業務來電說要約隔日簽約，直到這時候，馬克覺得應該與家母討論一下，和家母報告完畢後，家母認為信義房屋太over，為何議價不收斡旋金?為何已簽定底價680萬還接受出價600~630萬?為何一直疲勞轟炸一個懷孕4個月的孕婦?所以請叔叔與馬克前往信義房屋溝通，該店長也非常阿沙力，說買方出價表示不可能再高，這間房子也不可能賣超過680萬，才差50萬而已，難道我們連差50萬都不能接受嗎?如果我們不願意，那專任合約可以到今天為止，當然好，只有你們會賣房子?這裡有一整排房仲公司可以委託，房屋又不是鬼屋，整體條件至少是中上，你們不賣就拉倒，難不成要我求你們?等於是被信義房屋解除合約。

一週後，東森房屋帶看的買方看中意，買方並也有找到信義房屋要買這間房屋，而信義房屋卻告訴買方這間房子產權有問題，你媽媽個大西瓜，買賣不成仁義在這句話不懂嗎?經過東森房屋的努力，也由於買方的明理(本來就沒問題!)，最後以710萬成交，來回差了80萬，可以買一台國產2500cc的轎車了。

原來不法仲介花招就是信義房屋的教戰守則啊?

幾天後，信義房屋的客戶滿意調查表寄來，其中一個問題極度諷刺『業務人員是否有把房屋當成他們自己的在賣?』太好笑了，才差50萬而已…

現在終於了解，品牌與實際的作為是二碼子事，房屋買賣重要的是人，與公司規模完全無關，上市公司又如何?一樣有老鼠屎，尤其是這個只差50萬的店長，實在應該降職降薪再加上加強訓練，不應該再擔任主管職。
